Victorville Property Management

You can own rental property in Victorville without it owning you.

1,200+ Rental Units Managed | 1,000+ Google Reviews | Locally Owned Since 2009 | DRE #01884617

Welcome

Most of the Victorville owners who call us bought here as an investment, often in the years after the 2008 downturn when High Desert prices made the numbers work in a way they never did down the hill. Others lived in the home themselves, and a job, a family move, or a retirement plan is now taking them somewhere else. They want to keep the house, the equity, and the rental income, but not the second job of managing it from the Inland Empire, Orange County, or another state.

All of that is reasonable. It also puts you in the rental business, and running a rental from a distance is where most owners get worn down. The 7 am maintenance call. The applicant whose pay stubs do not add up. The lease renewal you meant to handle two months ago. It accumulates.

What to Expect From Mesa Properties In Victorville

Victorville rental homes come with their own management profile: 1980s through 2000s tract construction plus a growing share of new builds, desert heat and wind, and a price-sensitive tenant pool anchored by the job base at Southern California Logistics Airport. Before hiring a property manager, it helps to understand what good management actually looks like in Victorville specifically.

We do, and the first move is usually not a work order. When a tenant submits a request, we troubleshoot directly with them by phone or chat, and a good share of issues get resolved without sending anyone. When a repair genuinely needs a vendor, we dispatch someone local and vetted, and you pay exactly what the vendor charges. No markup after the first 90 days. If the tenant caused the damage, the tenant gets billed, not you. Repairs under $500 are handled without contacting you. Over $500, we get your approval first. You see before and after photos of every repair with your monthly statement.

Very. We handle tenant screening, leasing, rent collection, maintenance coordination, periodic inspections, accounting, and renewals. Your rent is direct deposited, and your monthly owner statement includes a full cash flow report. We reach out when something genuinely requires your input, like a renewal decision or a repair over $500. Most owners tell us they hear from us less than they expected, and they consider that peace of mind. That is what we mean when we say you can own rental property without it owning you.

We price the home to where the Victorville market actually is, not where it was last year. Across our full portfolio, homes leased in about 18 days on average over the last 12 months. Every applicant is screened to the same standard: 650 minimum FICO, verified household income of at least 2.5 times the rent, rental history verification, and eviction history checks. Application fraud is real, and our verification process is built to catch fake pay stubs and manufactured landlord references before they become your problem. The full standard is published on our rental criteria page.

You are covered by guarantees most property managers do not offer. If you are not satisfied in the first 90 days, we tear up the contract and refund every management fee you have paid. If the tenant we place leaves within 12 months, we place a new one at no charge. We guarantee your home will lease within 21 days or your first month of management is free. If we placed the tenant and an eviction becomes necessary, we handle it at no additional cost to you. And there is no long-term contract. You can cancel with 30 days notice, no penalty.

This model of property management is a good fit for some owners and not the right fit for others. If you have any questions about our management philosophy, give us a call and we would be more than happy to talk through whether or not we are a good fit based on your needs.

"Esperanza and her team are the best in the west and specially on the high desert. They take of tenant's needs as well as the landlords needs. Esperanza and Brenda are always on top of everything. They are so professional and always show a level on human care unlike anything I have experienced before in my 25 years as a real estate investor. Thank you, Team Esperanza, at Mesa Properties and Management."

— Tito P., owner. Google review, Victorville office, November 2025.

"Mesa Properties has been amazing, we have rented 2 homes with them for a total of 5ish years. We have had two property manager teams with the two different rentals, and I want to express how amazing Verenice and her team is. Whenever we have a question or concern they are quick to respond and happy to help."

Why Invest in Victorville

Victorville is the anchor city of the Victor Valley and the commercial center of the High Desert. It sits on I-15, the main corridor between Southern California and Las Vegas, with US-395 running along its west side. It hosts the region's largest employment center, and one of the largest freight projects in California history was just approved a short drive up the freeway. For rental owners, the case here is an affordable market with structural job growth behind it.

Southern California Logistics Airport

SCLA, on the site of the former George Air Force Base in northwest Victorville, is the largest employment center in the Victor Valley. As of the city's December 2024 count it supported about 4,500 jobs across 62 businesses, with tenants including Boeing, GE Aviation, Amazon, Keurig Dr Pepper, and Mars, and more than 7 million square feet of industrial space built around it. Goodyear recently expanded from its original 800,000 square foot facility into a 1.3 million square foot build-to-suit at the airport. Each new facility adds warehouse, logistics, and aviation jobs held by people who need three and four bedroom homes nearby. That is the tenant base for most of the homes we manage in this city.

The BNSF Barstow International Gateway

In June 2026 the Barstow City Council approved BNSF's Barstow International Gateway, a 4,500 acre rail yard, intermodal terminal, and transload complex roughly 30 miles up I-15. BNSF puts the private investment at more than $4 billion and projects about 15,000 long-term jobs across San Bernardino County once operating, plus tens of thousands of construction-related jobs during the build. Barstow's housing stock is small, and Victorville is the largest nearby city with homes, schools, and shopping, which positions it to absorb a meaningful share of the housing demand the project creates.

Brightline West High-Speed Rail

Brightline West's high-speed rail line between Las Vegas and Rancho Cucamonga is under construction in the I-15 median, with a Victor Valley station planned at Dale Evans Parkway just north of Victorville and a second stop planned in Hesperia. The company currently targets late 2029 for service. The schedule has moved before, so we treat it as upside rather than something to bank on, but a working station a few minutes up the freeway would change how Victorville connects to both Las Vegas and the Metrolink line in Rancho Cucamonga.

The Affordability Math

Victorville remains one of the few Southern California markets where entry prices are low enough for the rent-to-price ratio to still work for a typical investor. Families priced out of the Inland Empire keep moving up the Cajon Pass for exactly this reason, and many of them rent here first. The home value chart further down this page shows where prices have moved; pair it with a rental analysis on your specific home and the math is easy to check.

A Note on Maintenance Costs

Victorville's tract housing is easier to maintain than the septic and swamp cooler stock one city over, but the desert still collects its toll. Summer heat runs air conditioners at full load for months, and the wind takes shingles off roofs and flattens wood fences. Original HVAC on a 1990s home is living on borrowed time, and a roof that has been patched twice will fail in a windstorm, not on a calm day. Owners who budget for HVAC and roof replacement over a ten-year hold tend to do well here. Owners who defer it get the bill at the worst time. Flagging those systems before they fail is one of the things we focus on across our Victorville portfolio.

Is Victorville a Good Place to Invest in Rental Property?

For owners focused on cash flow and long-term job growth, yes. Victorville combines the High Desert's most accessible entry prices with its largest job base, steady tenant demand for family-sized homes, and a $4 billion freight project moving from approval toward construction up the freeway. The tradeoff is a price-sensitive tenant pool that rewards careful screening and correct pricing, which is exactly the work a local manager should be doing for you.

Victorville Rental Market Data

Across the 329 Victorville units we actively manage, the median rent is $2,050 per month and homes average about 1,900 square feet (current leases, September 2026). Every home is different. If you want to know what yours will rent for, request a rental analysis at the top of this page.

Victorville Home Value Trends

The chart below shows median home sale prices in Victorville over time. This is market home value data from Altos Research, not rental performance. Many owners who run the numbers decide holding and renting makes sense given the job growth behind this market and the mortgages they locked in years ago.

For owners who do eventually decide to sell, Mesa handles that too. Most of the sales we are involved in are for owners we already manage for, typically when a tenant moves out and the timing feels right. If that situation comes up, you are not starting over with a new company.

Full Service management runs 6 to 8 percent of collected rent with a $120 monthly minimum, or a flat $285 per month on our Premium plan, and both carry a $975 tenant placement fee. Every fee is listed on our pricing page, with no marketing fees, no notice fees, and nothing hidden.

  • A Victorville Investor, Ten Years In

One of our longest-standing Victorville owners holds close to 50 rental homes in the city and has been with Mesa for more than a decade. When the portfolio came to us, several homes were underrented and a few had tenants who were not paying. We moved the non-paying tenants out, rehabbed the homes as they turned, re-leased them at market, and have adjusted rents at renewal every year since. The portfolio cash flows better than it did ten years ago, and the higher rents have pushed the property values up with them. Maintenance runs through our normal process: troubleshoot first, vetted local vendor when needed, invoice passed through at cost.

  • A Victorville Homeowner Headed Out of State

Another Victorville owner came to us with one home and a moving date. A job was taking them out of California, the house was not going to sell for what it was worth to them, and they had never been a landlord. We walked the home, handled the carpet cleaning and touch-up paint, photographed and listed it, ran showings, and screened applicants. A qualified tenant moved in about two weeks after the home went live, and total vacancy, repairs and marketing included, came in under a month. The owner moved without meeting the tenant, handling a showing, or fielding a single maintenance call. Same process, same attention, whether you own one home in Victorville or fifty.
