Managing a rental home in Ontario Ranch is different from managing one in an older neighborhood. The HOAs here are active. One thing that separates us from most property management companies is how we handle maintenance. When a tenant submits a request, we troubleshoot directly with the tenant over phone or chat support. A lot of the time that resolves it without sending a vendor at all. When a repair is needed, we dispatch a vetted local vendor and charge you exactly what the vendor charges. No markup after the first 90 days. If the damage was caused by the tenant, they get billed, not you. Repairs under $500 are handled without contacting you. Over $500, we get your approval first.
We back all of this with guarantees most property managers don’t offer. If you’re not satisfied in the first 90 days, we tear up the contract and refund every management fee you’ve paid. If the tenant we place leaves within 12 months, we re-place at no charge. We guarantee your home will lease within 21 days or your first month of management is free. There’s no long-term contract and no cancellation penalty. And if we placed the tenant and an eviction becomes necessary, we handle it at no additional cost to you.

Yes, a number of our Ontario Ranch clients bought specifically as investment properties. There is no emotional attachment to the home, and the relationship starts clean from day one. Can I work with Mesa if I no longer live near Ontario Ranch?
Yes. Several of our Ontario Ranch clients moved to a different city or bought a larger home and held on to the old one. Why Invest in Ontario Ranch
Ontario Ranch is the largest master-planned community in Southern California, covering 8,000 acres in the southern portion of the city of Ontario. The community was designed from the ground up with parks, schools, trails, commercial development, and infrastructure planned before the first homes went up. When it reaches full buildout, projected around 47,000 homes, it will be one of the most significant residential communities in the region.
What makes it interesting for rental property owners right now is that it's still being built. The community amenities that tend to drive appreciation in master-planned communities are either under construction or recently completed. Tenants who want to be in a newer, well-maintained neighborhood with those amenities have limited options, and that shows in rental demand.
What's Being Built
Grand Park is under active construction at the heart of Ontario Ranch. When complete, it will span 340 acres across 3.7 miles, putting it among the largest city-developed parks in California. Phase 1 broke ground in October 2024 and is projected to open in 2027. The park includes a 5,000-seat amphitheater, community gathering areas, trails, playgrounds, and a farmer's market corridor running through the center of the community.
The Ontario Regional Sports Complex is a separate 200-acre project that will include a Minor League Baseball stadium, restaurants, and entertainment amenities. The city projects approximately 1.2 million visitors per year once it's operational.
Anyone who has watched Irvine's property values climb over the decades as that master-planned community built out its infrastructure understands the dynamic that Ontario Ranch is in the middle of right now.
A Note on Maintenance Costs
Newer homes mean newer systems. Modern HVAC, updated plumbing, current electrical standards, and builder warranties on structural components. For rental property owners, that translates to lower ongoing maintenance costs and fewer unexpected repair bills compared to older inventory in surrounding markets. Over a 10-year hold, that difference adds up.
