Thanks to our thorough tenant screening process, evictions are rare. Historically, more than 99.5% of our rent is collected in full the month that it is due. However, evictions are still a possibility and when they do happen it is one of the most stressful parts of owning a rental.
In the rare case you do have an eviction, we will make sure that you don’t have to deal with the drama that comes along with it. We will handle the entire process, coordinate with the attorney, and appear on your behalf in court. We will even meet the Sheriff for the lockout if necessary. Other than a rigorous tenant screening system, the best way to avoid evictions is to act early when red flags start to appear. We don’t wait until a tenant has completely stopped paying rent or violated the lease multiple times before taking action. Instead, we look for warning signs such as:

- Missed “promise to pay” dates where the tenant says they will pay by a certain date and then doesn’t follow through
- Poor communication or avoidance when discussing payment issues
- Ongoing lease violations such as unauthorized pets or property damage
When we see these indicators, we don’t just let them slide. We take steps to work with the tenant and, in some cases, proactively ask them to vacate before the situation gets worse. This often prevents costly legal action and protects our owner’s investments.

At Mesa, we take lease enforcement seriously. We expect tenants to follow the terms they agreed to when they signed their lease. However, not every situation requires an eviction.
Sometimes, working with the tenant, such as adding a previously unauthorized pet to the lease or creating a structured payment plan is the best option for our owner. However, there are times when it is clear that a tenant isn’t following through and legal action is necessary.
